For each item, say what to photograph and how to note its condition. 2) Evidence: how to take photos and video that will hold up later (visible date, wide shot plus close-up, measuring cracks), where to store the files, and what to check in the landlord's inspection report before signing it. 3) Normal wear and tear vs. damage: explain the difference with concrete examples, since ordinary wear from normal use usually can't be deducted from the deposit. 4) Ready-to-send message: write a short, polite email to landlord or property manager listing the issues I find: list issues, or leave blank if you haven't inspected yet. Rules: - Use plain language, no legal jargon. - When something depends on the lease or local law, tell me to check it instead of stating it as fact. - At the end, tell me when it's worth going to small claims court, a tenant rights organization or a lawyer.
